TENANT IMPROVEMENT PROJECT MANAGEMENT SERVICES

  • Assemble preliminary project budget and schedule and update throughout the project life

  • Walk through and evaluate potential tenant lease spaces

  • Review draft lease Work Letter before lease execution to advise tenant on terms that would be in his best interest.

  • Evaluate tenant program requirement to determine which architect would be best fit for project

  • Manage the RFP process for architectural services

  • Draft and negotiate the architect’s contract

  • Oversee the design work

  • Make value engineering recommendations during design to save money

  • Oversee and push the permitting process

  • Manage the RFP process to get competitive bids on construction

  • Make recommendation to tenant on general contractor selection

  • Oversee the construction process, to include:

    • Attend bi-weekly onsite meetings during construction

    • Scrutinize change order

    • Review pay applications

    • Collect lien waivers for all tenant payments to general contractor

    • Ensure architect is responding to RFIs and submittals quickly

    • Ensure construction is staying on schedule


  • Post construction activities:

    • Enforce that the GC gets the punch list complete in a timely manner and all closeout docs are turned in

    • Oversee the installation of Furniture, Fixtures & Equipment to include cabling, security, nurse call, AV, wayfinding signage, etc.

    • Oversee the move of the tenant into the new space
